NEXT TC was founded by Tracy Williams, a seasoned real estate professional with over a decade of experience, and her Lead Transaction Coordinator, Jayson Bando. Since 2011, Tracy has been deeply involved in the real estate industry, bringing invaluable expertise, insights, and a commitment to excellence to every transaction.

Our Services

We provide transaction coordination services from contract to close. 

No fee due to the company if the transaction fails to close at NO Fault of the agent. Payment to the company is only made once the transaction successfully closes.

Buyer Side Contract to Close

$425

  • Review Contract, Addenda, Disclosures, Riders and all other contract-related documents to ensure completeness in signatures and/or initials. 
  • Determine the contract deadlines and set up the timelines. (Must be approved by the agents)
  • Prepare and send introductory emails to the Buyer(s), Title Company/Attorney, Listing Agent(s) and Lender. 
  • Open escrow and ask the Title Company/Attorney to start the title work.
  • Confirm EMD and confirmation receipt before the deadline.
  • Confirm home inspection schedule.
  • Confirm completed repair requests/negotiations via executed addendum before the home inspection deadline. 
  • Obtain proof of repair completion (receipts/invoice/photos) from the listing agent.
  • Confirm Homeowners Insurance order before the home inspection deadline. 
  • Confirm appraisal order and obtain appraisal result from the lender. 
  • Order Home Warranty if needed and send the invoice to the Title Company/Attorney. 
  • Collate title docs from the Title Company/Attorney on/before the contract deadline. 
  • Review title docs and closing statement (agents must do the approval)
  • Confirm disbursement authorization has been sent to the Title Company/Attorney (agents must review and do the final approval).
  • Coordinate closing schedule for buyers. 
  • Confirm final walkthrough schedule and closing related details. 
  • Draft and send addendum to the contract to the required parties for signatures (agents must provide the exact verbatim to be added in the addendum).
  • Upload all required documents to the agent’s file system for broker compliance checking and settlement. 

Seller Side Contract to Close

  • Review Contract, Addenda, Disclosures, Riders and all other contract-related documents to ensure completeness in signatures and/or initials. 
  • Determine the contract deadlines and set up the timelines. (Must be approved by the agents)
  • Prepare and send introductory emails to the Seller(s), Title Company/Attorney and Buyer’s Agent(s). 
  • Open escrow and ask the Title Company/Attorney to start the title work, if the seller is choosing the Title Company.
  • Confirm EMD and confirmation receipt before the deadline.
  • Confirm home inspection schedule with the seller(s) and agent and confirm that it’s scheduled through Showingtime.
  • Confirm completed repair requests/negotiations via executed addendum before the home inspection deadline. 
  • Send proof of repair completion (receipts/invoice/photos) to the buyer’s agent.
  • Confirm appraisal order and obtain appraisal result from the lender. 
  • Order Home Warranty if needed and send the invoice to the Title Company/Attorney.
